Inspections

ECAC has the experience to evalutate site and building conditions of new and existing residential and common area facilities. Services include visual observations of problem areas and coordination of specialty testing, if required. Prepare plans and specifications for repairs, if required.

Transition Services

ECAC can assist Associations or Developers directly or through their legal representatives in an analysis of the association's assets. The analysis is performed to determine whether the assets are in general conformance with constructions documents. The analysis is performed by visual inspections of the assets. Defects, if any, are recorded and included in a transistion report. ECAC will also prepare a Reserve Study consitient with the physical condition of the assets.

Reserve Studies

ECAC staff has experience in performing reserve studies. Our studies follow CAI Guidelines for Reserve Studies. The study report provides a comprehensive inventory of the association's major assets and serves as a management tool for scheduling, coordinating and planning for future repairs and replacements. The report can show how well the reserves are funded based on a current level of funding. It will also show the funding requirement based on a level of funding desired by the community. The engineering and construction experience of ECAC staff is a valuable asset in assessing the condition and replacement costs of community assets. ECAC staff is available to meet with community managers or leaders to discuss objectives and elements of a reserve study.
